The Residence | Development Progress 03/10/2018
This update about the development progress of The Residence in Liverpool is dated from 03/10/2018. The attached report goes into more detail about what works have been completed and how things are progressing. Important points to note are below.
Ground Floor
Practical completion was achieved on 20 April 2018 and full completion on 1 June
2018. The reception area is fully operational with 24/7 staffing. All Building Control
and warranty certification is completed with all documents furnished to the legal team.
First Floor
Practical completion was achieved on 27 April 2018 and full completion on 1 June
2018. All Building Control and warranty certification is completed with all documents
furnished to the legal team.
Second Floor
Practical completion was achieved on 12 May 2018 with full completion on 1 June
2018. External balcony coverings are all installed. All Building Control and warranty
certification is completed with all documents forwarded to the legal team.
Third Floor
All apartments were practically completed July 2018. The corridors and communal
areas are almost completed; this has been delayed slightly due to some infrastructure
issues. Overall completion should be within the next 3 weeks.
Fourth Floor
The revised communal fire/smoke alarm system proved to be problematic due to
the eventual linking with the extended areas. This work is on-going but should be
completed by 8 October 2018. Floor finishes have been advanced ordered and
expected to commence within the next 3 weeks. Overall completion is expected by
early December.
Fifth Floor
The additional structural works are almost completed and some first fix internal works
have started. If all the two storey extension works in accordance with programme then
this floor should be fully completed by mid December.

- Ground Floor to 3rd Floor- estimated completion late May 2018
- 4th Floor- estimated completion late June 2018
- 5th Floor- estimated completion to be confirmed next week
The Residence | Development Progress 05/01/2018
This update about the development progress of The Residence in Liverpool is dated from 05/01/2018. Although internal works to the apartments are progressing well we have had to carry out a substantial amount of works within the communal areas.
The attached report goes into more detail about what works have been completed and how things are progressing. Important points to note are below.
Main Points:
- The main element of this work has been ensuring complete and compliant fire safety, especially considering recent national concerns on apartment buildings generally.
- Through recommendation from our Building Control we appointed Dr Kate Swinburne from Olsson Fire & Risk Assessment Consultants to completely review our building.
- As a consequence of Olsson’s report we have incorporated individual fire and smoke electronic control valves within each apartment, all linked to a central ducted system controlled via the fire alarm interface.
The Residence | Development Progress 25/10/2017
This update about the development progress of The Residence in Liverpool is for the month of October. Construction stage phase 2 works are progressing very well except for the fifth floor, which is currently in delay due to the additional structural works being carried out and the addition of two extra floors, which has just been granted planning permission.
The attached report goes into more detail about what works have been completed and how things are progressing. Important points to note are below.
Main Points:
- Ground floor has now achieved practical completion with all floor coverings laid. One apartment has also been furnished.
- Second floor is approximately 10 days away from practical completion. All kitchens are installed along with appliances.
- Partitioning works have not yet commenced due to the structural works which have now commenced for the fifth floor. This floor has been affected by the addition of another two floors above.
The Residence | Development Progress 21/09/2017
This update about the development progress of The Residence in Liverpool is for the month of August. Overall fire strategy has now been agreed with the consultants, Olsson Fire, and various interim inspections continuing. Fire fighting lifts have been ordered.
The attached report goes into more detail about what works have been completed and how things are progressing. Important points to note are below.
Main Points:
- Fire protection works are at an advanced stage.
- Electrical connections to individual apartments have been agreed with Scottish Power and metering positions (within the basement) agreed.
- Building Control periodic inspections are continuing, the most recent being 8 August 2017.
The Residence | Development Progress 11/08/2017
This update about the development progress of The Residence in Liverpool is dated from 11/08/2017. All construction stage phase 1 works are now fully completed. Construction stage phase 2 works are progressing satisfactorily except for the fifth floor, which has been delayed due to additional structural works required for the additional floors above.

- All kitchens, including appliances are completed on the ground floor.

This update about the development progress of The Residence in Liverpool is dated from 17/06/2017. All construction stage phase 1 works (as listed below) are now fully completed.

Main Points:
- All fittings & fixtures removed and disposed off site.
- Disconnection of all air handling and air conditioning equipment.
- 1st Fix partition walls and formation of all apartments completed to ground, first and second floors. Third floor to be completed within the next week.
